Inspired living at Bowden's newest apartment building, 'Muse'

Dozens more people are set to call Bowden home with the announcement of ‘Muse’ – a nine-storey building featuring 36 apartments and a brand new, full-service restaurant for the precinct.

The Otello Projects development on the corner of Third and Gibson Streets comprises one, two and three-bedroom apartments, all with their own terrace balconies, at least 15% of which will be sold as affordable housing.

The ground floor will include a restaurant from The Big Easy Group, operators of numerous popular Adelaide venues including Bowden Brewing, NOLA, Anchovy Bandit, House of George and The Stag.

Designed by Studio Nine Architects – the award-winning group also behind Tapestry at Bowden – Muse will achieve a 5 Star Green Star rating as an all-electric building with features including low carbon concrete and double-glazed windows throughout.

Minister for Housing and Urban Development Nick Champion said the continued growth of Bowden is giving more and more people an opportunity to live right on the edge of the Adelaide CBD.

“Bowden is testament to what can be achieved through high-quality urban infill, thoughtfully planned and well executed,” Minister Champion said.

“This project adds to a long list of new homes being built in a prime location with easy access to train and tram lines, cycling trails and green space for the community.

“Our approach is driving housing affordability while creating opportunities for small businesses to invest and expand in our state.”

Shane Wingard, Renewal SA’s Executive Director of Residential Project Delivery and Assets, said the development is a key part of the overall strategic vision for Bowden.

“It’s so exciting that we’re now really seeing the activation of Third Street, which will be Bowden’s main retail and entertainment precinct,” Shane said.

“This is the first new apartment building in Bowden to be offered in a number of years and we expect Muse will tap into the pent-up demand.

“We’ve also just launched a new Discovery Centre on Gibson Street, where people can come in and discuss living options at Bowden, and also get a real sense of what being part of this buzzing community feels like.”

Daniel Harris, Director at Otello, said the development is in a prime location.

“This mixed-use project, situated on a north-facing site overlooking Plant 4 Bowden and the park, will feature 36 apartments offering a mix of layouts to cater to a range of homeowners’ needs,” Daniel said.

“The project team are thrilled to collaborate with The Big Easy Group, adding to the vibrant atmosphere of Bowden and serving as a focal point for residents and the local community.”

Oliver Brown, co-founder of the Big Easy Group, said the new restaurant will be something different to what’s already in the group’s portfolio.

“We’re planning this to be a sophisticated wine bar and eatery inspired by the natural wine bars of France,” Oliver said.

“Like everything we do, we’ll have a strong emphasis on high quality food and beverage but this project will definitely have a focus on the drinks, particularly interesting and unique wines, with a refined food menu like you might see at somewhere like 10 William St in Sydney.

“We are massive fans of the whole Bowden precinct – it’s the kind of suburban hub that fits our vision to elevate the South Australian hospitality scene, not just in the CBD but all around the city.”

Construction is expected to commence in the second half of 2024, with residents in and the project complete by the end of 2025.

Work experience and paid employment opportunities for local students and jobseekers will also be offered through Renewal SA’s Works Program during construction.
