New premium Bowden townhouse project from the developers of nearby 'Tribeca' success

A bold array of light-filled, multi-storey townhouses – some with private roof terraces – will fill one of the final development parcels at Bowden, courtesy of a collaboration between the developers and architects of the nearby, highly sought after ‘Tribeca’ townhouses.

The new ‘Cadence’ development will comprise 23 two and three-storey townhouses, designed by local architectural firm Walter Brooke and delivered by Contour Property (the development arm of Wellstone Property) and Tomlin Projects.

The development – which is bordered by Second Steet, Third Street and Karra Tapa Lane and includes a proposed new public lane – aims to achieve a 6 Star Green Star rating for its design, with sustainability features including solar and electric car charging stations.

The generously sized homes will all have three bedrooms, most with multiple living areas and some with an additional study or courtyard, offering a variety of options to appeal to a range of purchasers. Each townhouse also comes with off street parking for one to two cars.

The majority of these homes are priced from $799,000 and will be sold as house and land packages to ensure stamp duty savings are maximised, while four will be offered as affordable housing, adding to the diverse mix of homes and apartments being delivered within the precinct.

Shane Wingard, Renewal SA’s Executive Director of Residential Project Delivery and Assets, said the new flurry of construction activity on this corner of the city – on the Bowden site, and soon, the former Brompton Gasworks and West End Brewery sites – was going to see the area full of life, in the coming years and that it was fantastic to see the Tribeca team choosing to expand its Bowden footprint.

“Anyone who’s looked at the luxury, lifestyle-focussed design of Tribeca will understand why it sold so quickly, and this is no doubt going to be another exceptional development,” Mr Wingard said.

“This group is also again demonstrating a strong commitment to sustainability, which is one of our key strategic priorities at Renewal SA, and a strong element of Bowden’s ethos.

“We anticipate this will be the final townhouse project in Bowden until sales are launched for homes in the former Brompton Gasworks site, so we encourage people to come into the new Discovery Centre on Gibson Street to see the plans for themselves and make sure they don’t miss out.”

Andrew Tomlin, Director of Tomlin Projects, said the collaboration with Contour follows the great success of Tribeca.

“Our intention for our first Bowden project once it’s complete is to set a new benchmark for luxury family dwellings within the precinct – Cadence aims to will build on this trend and once again elevate the standard of bespoke townhouse living,” Mr Tomlin said.

Damon Semanic, Director of Contour Property, said the adaptive and resilient design includes a range of sustainability measures.

“We have focused on optimising the indoor air quality and ensuring we have energy efficiency initiatives that reduce electricity demand,” Mr Semanic said.

“Homes will feature smart metering and monitoring, and we are including charging stations for electric cars so that homeowners can extend their own sustainability practices with their selection of vehicle.”

Civil works on the site are expected to commence in the second half of 2024, with construction to get underway by the end of next year.

Around 200 jobs are expected to be created throughout construction, and work experience and paid employment opportunities for local students and jobseekers will be offered through Renewal SA’s Works Program.
